Interested buyers can request in-person or virtual visits to your home. To schedule an appointment, all buyers have had their finances and identification verified by YELLOW first.





YELLOW SAYS...

ALL BUYERS HAVE BEEN VERIFIED

We understand that buyers may be hesitant to open their home to strangers. However, we've taken several steps to make it as safe as possible.

In order to visit (live or virtually) or bid on your home, every buyer must submit their ID and proof of funds (like a preapproval letter).

Second, if you use the digital key lockbox for sale on our website, we have record of who was in your home and at what time.

Finally, every buyer has a public records background check performed on them. We use a service called Forewarn to check criminal history and identify financial red flags.

- SHOWING TYPES -


VIRTUAL SHOWINGS

Use the video function on your mobile device to walk through your home while a buyer watches on the other end.

With YELLOW, you're able to give guided tours of your home using the video function on your phone.

We’ll create a video portal between you and the buyer, so the buyer can communicate with you as you walk through your home.

For privacy reasons for both parties, you will not be able to see the buyer.

It is possible to opt out of this visit method if you prefer.




LIVE (IN-PERSON) SHOWINGS

You have several options for buyers visiting your home.

- WITH YOU PRESENT

Buyers will visit your home with you present. You can either leave the door unlocked or have them use the lockbox to retrieve the key.

We recommend having them use the lockbox since it registers their visit. If any problems occur, we will have record of their visit.

Try to make yourself scarce during the visit. We have more on this later.

- WITHOUT YOU PRESENT

Buyers will use the digital lockbox to retrieve the key. For security, their entry and identity will be recorded.

- LIVE VIDEO TOUR WITH YELLOW

Buyers will visit your home and use the video function on their phone to connect with YELLOW for a guided tour of the home.

YELLOW charges $9.99 to the seller per guided tour. This gives sellers the piece of mind that even though you are not present, the buyer is not alone in the home.

FINANCING VERIFIED

YELLOW offers a unique feature where only qualified buyers are able to visit your property.

All buyers must be preapproved for a mortgage or have other funding methods verified before making an offer or requesting a showing. That way you can feel comfortable knowing only serious buyers will visit your property. Sellers will set the threshold a buyer must meet.

For example, say you list your home for sale at $300,000. You can specify that you only want buyers preapproved for $270,000 or more to visit your home.




IDENTITY VERIFIED

To be able to visit any property, all buyers are required to submit proof of identification which we verify.




BACKGROUND CHECKED

Every buyer has a public records background check performed on them. We use a service called Forewarn to check criminal history and identify financial red flags.

Your account includes an online scheduler to easily approve, track, and modify appointments.


DIGITAL KEY LOCKBOX

We strongly recommend having a way to remotely let people into your home.

YELLOW offers a digital key lockbox for easy showings, at a reasonable price. This lockbox can be returned for a refund.

The lockbox opens for visitors who enter a unique, one-time secret code that is only valid for a short window. This is important for security reasons since we will know exactly who was present and when they were there. Once the visit is over, the key will be returned to the lockbox.

KEEP THE HOME LOOKING "STAGED"

The most important thing a seller can do is keep the home looking “staged.”

This can be difficult in everyday life, especially with kids or pets. However, taking a little time to stay on top of it is easier than scrambling for a last-minute visit. A clean, staged home will boost your sale price!

TIP FOR KIDS

Sellers with kids may find it helpful to invest in small storage containers that can easily be stored away. You can quickly store the kid’s toys and put them out of sight for a short-term fix.


WHAT TO DO DURING A VISIT

Leave!

Buyers want privacy when they visit your home and this isn't possible if the seller is present. Buyers will not spend as much time and get a negative impression of your home, hurting potential sales.

Leaving doesn't mean you have to completely leave - you can escape to the backyard or to a neighbor's house, where you can be nearby but not physically present.

Even when a buyer visits a home with an agent or Realtor, buyers are often left to roam unattended.

PROVIDE HOME INFO

It's a good idea to print out a factsheet on your home and leave it by the entry, inviting buyers to take one. YELLOW provides a condensed factsheet printout on your listing page, but you can make your own, as well.

YELLOW SAYS...

Place a factsheet next to a plate of cookies or bowl of candy to make your home feel welcoming. Buyers who are snacking will not be as eager to leave and will notice more of your home.


Some sellers even make notecards for individual rooms, pointing out some of the highlights.




ASK FOR FEEDBACK

Sellers may find it helpful to receive feedback. Something simple like a few index cards for comments could provide some valuable information. At YELLOW, we'll also pass on constructive information that will help make your home sell better.

ASKING FOR FEEDBACK

One way to get useful feedback from buyers is to create small note cards, printed with three simple questions:

  • - What did you like?
  • - What did you dislike?
  • - How was the price?
Then provide a box or basket for the visitors to leave the notes. This should provide some excellent insights, especially if it is something you don't want to hear.




ADDITIONAL TIPS

  • The temperature inside should be comfortable, giving the buyer more of a reason to linger.
  • Bake something – the smell entices the buyers. If you're going to bake cookies or simmer spices such as cinnamon in water on the stove, put out some treats so buyers aren't disappointed.
  • Consider scented plugins, especially if you have pets.
  • Open all the window coverings to let in light.
  • Keep blinds partially closed that otherwise show undesirable outdoor scenery.
  • Turn on every light in the home, including appliance lights and closet lights.
  • Brighten dark rooms with few windows by placing spot lights on the floor behind furniture.
  • Turn off the TV.

Think safe - remove or lock up any valuables. Assume the worst and that a person will be nosy and rifle through your belongings.
