HOW REALTORS GET PAID

$6,000 in fees for every $100,000 of your sale price!

In a sale, your real estate agent takes 6% of the sale price (and they usually add in some other fees, too). If the buyer uses their own agent, your agent will keep 3% and give 3% to the buyer's agent. Either way, you're out 6%.

With YELLOW, you’re not giving up 6% to an agent. That's a lot of savings!

The inspection is critical for listing your home on YELLOW. It provides transparency so the sale process can be smoothly completed.

Some sellers will hesitate at getting an inspection since no one wants to reveal any problems with their home.

However - and this is important to note - those problems will be uncovered eventually when the buyer has their own inspection done, and it may cause the deal to fall apart.

Getting an inspection now allows you to address any issues before listing the home. In the long run, this will save both time and money and make your home sell quicker.

ENTER YOUR HOME'S INFO

You'll enter your home's detail that will appear on your listing page and populate the sale contracts. You'll receive a pdf copy of the competed contracts, too.

So sellers can gather all the information they need before putting it online, we've created a fillable pdf document with every question we'll ask. Those documents are below. One document applies to condos, the other applies to houses, townhouses, duplexes, etc.



PICTURES & VIDEO

Pictures are the most important part of your listing, so good pictures are essential. Video has quickly become a popular feature, too.

YELLOW uses professional editing software to create more flattering and realistic pictures and video. We believe in only minor touch-ups because we think too much editing hides the home's true condition.

YARD SIGN & DIGITAL KEY LOCKBOX

For a small fee, we provide a digital key lockbox for easy showings. Sellers can make appointments online to visit your home, and are sent a one-time digital code to open the lockbox for your home's key.

We also offer a yard sign with unique QR code for your home, as seen in the nearby picture.



MLS

In order for your home to appear on websites like Zillow or Realtor.com, the home must be in the MLS. Those websites get their data from the MLS.

YELLOW will enter your home in the MLS, but it is very important to explain the MLS first.

THE MLS

The MLS is not one large database of homes for sale. There are many different MLS’ run by the Realtor organization in a certain geographic area. By our count, there are over 30 different MLS organizations in the state of Florida. That means we must pick one MLS to enter your home.

YELLOW'S MLS

YELLOW uses the MLS of Northeast Florida. That means if the buyer is using a Realtor, your listing will only appear in their searches in the Northeast Florida region.

If your objective is to get your home in front of buyers on websites like Zillow, this will not be an issue. Your home will appear in those websites.

If you wish to appear in Realtor searches in another part of the state, we will need to contact that region's MLS. Each MLS differs, but all will require an extra fee and some may not permit outside listings. Any MLS cost will be paid to that MLS and YELLOW DOES NOT profit from this.

We’ll work with you to get your listing in front of as many buyers as possible.

Different MLS’ have different area coverage. For example, Miami has an MLS that covers the Miami area up to West Palm, but central Florida has an MLS that stretches from Gainesville down past Sarasota.

YELLOW SAYS...

ALL BUYERS HAVE BEEN VERIFIED

We understand that buyers may be hesitant to open their home to strangers. However, we've taken several steps to make it as safe as possible.

1. In order to visit (live or virtually) or bid on your home, every buyer must submit their ID and proof of funds (like a preapproval letter).

2. Second, if you use the digital key lockbox for sale on our website, we have record of who was in your home and at what time.

3. Finally, every buyer has a public records background check performed on them. We use a service called Forewarn to check criminal history and identify financial red flags.

VIRTUAL SHOWINGS

Use the video function on your mobile device to walk through your home while a buyer watches on the other end.

With YELLOW, you're able to give guided tours of your home using the video function on your phone. We’ll create a video portal between you and the buyer, so the buyer can communicate with you as you walk through your home. For privacy reasons for both parties, you will not be able to see the buyer.

It is possible to opt out of this visit method if you prefer.



LIVE (IN-PERSON) SHOWINGS

WITH YOU PRESENT
Buyers will visit your home with you present. You can either leave the door unlocked or have them use the lockbox to retrieve the key.

WITHOUT YOU PRESENT
Buyers will use the digital lockbox to retrieve the key. For security, this will record their entry and identity.

LIVE VIDEO TOUR WITH YELLOW
Buyers will visit your home and use the video function on their phone to connect with YELLOW for a guided tour of the home.



ONLINE SCHEDULER & DIGITAL KEY LOCKBOX

Your account will have an online scheduler to approve, set, and track appointments. For a small fee, we provide a digital key lockbox for easy showings.

FINANCING VERIFIED

YELLOW offers a unique feature where only qualified buyers are able to visit your property.

All buyers must be preapproved for a mortgage or have other funding methods verified before making an offer or requesting a showing. That way your time isn't wasted and you can feel comfortable knowing only serious buyers will visit your property. Sellers will set the threshold a buyer must meet.

For example, say you list your home for sale at $300,000. You can specify that you only want buyers preapproved for $270,000 or more to visit your home.

Is a real estate agent worth the cost?

We don't think so. You're paying 6% of your sale price in agent fees - plus some additional charges they usually add on. That's a lot of money.
